I believe that for you to be here you must have been wondering how long

it will take to build a house in Nigeria and that is exactly what

we are going to address in this article.

I want to assure you that you are not the only one asking this question,

we have been getting a lot of questions like this from our clients and

that’s what made us give out this information to help the general public.

It’s very important that you understand that there are several factors

that can affect the timing of your project — for example,

a building that has 4 floors will take more time to complete than a

simplex duplex, another quick example – a project will take longer during rainy season than dry season

We’ve identified and explained these factors for your better understanding.

I advise you read this article to the end and don’t miss any information because

at the end I will bring everything together and give estimated timing for your project.

If your project is unique I will also show you how to find out the timing with ease.

Below are the factors that can determine how long it will take to build a house in Nigeria:

  1. Construction Site
  2. Cost of construction
  3. Building permits
  4. House design
  5. Changing the plan
  6. Weather
  7. Environment
  8. Availability of Workers and Supplies

1. Construction Site

According to reports from Building engineers, builders tend to forget the

site preparation stage in the course of building.

Before you start thinking of how long your project will take make sure you have cleared the land,

flattened and levelled it so that it will be easier for construction to take off.

That is why it’s advisable to engage a construction company even before you buy the land,

because some lands are more expensive to prepare than others,

and this can only be identified by a construction company or builder.

This can really affect the time it takes to complete your project,

because building on an unprepared site will obviously take longer than a well-prepared site.

2. Cost of Construction

Before you start any building project you must have a detailed

estimate of how much that project will cost,

and also prepare to spend more because cost of materials changes

overtime just in case you are the one buying your materials.

This is very important because you get to know if you are even capable

for the project and avoid uncompleted building (stories that touches the heart lol).

This is the major reason why we give out free detailed bill of quantity on every building plan we deliver.

3. Building Permits

Before you start construction in most areas in Nigeria,

you must have your building plan approved and stamped by the government bodies in-charge.

If you fail to carry out this approval before starting your project,

you project might be disturbed, and this can cause delays

So, make sure you get proper government approval for your project before you commence.

Cost and process of approvals can vary from locations to type of building,

but don’t worry, we can assist you.

4. House design

If you are wondering how long it takes to build your home,

you must know that the style and size of your building can affect the time it takes.

Larger and complex building will obviously take longer to complete than a simpler one.

A building with more than 1 floor will likely take longer

to complete than a simple one storey building.

We will give you more insight at the end of this content

5. Changing the Plan

Sometimes you would want to change one or two things in your building during construction,

maybe in the floor plan or in the finishes. This can cause serious delays in the project,

especially when it results to demolition and renovating a particular part of the building.

This can also happen when the clients makes choices lately,

imagine choosing a foreing and scarce furniture for your finishing,

a lot of time will be wasted in sourcing for the furniture before installation which will also take some time.

To avoid this we ensure proper planning ahead of any construction stage,

we also encourage you maintain an open communication with us during construction.

The truth is that many decisions will be made during construction, and this is natural.

6. Weather

We were handling a project in Anambra state,

this project is a contemporary 5 bedroom duplex that was supposed to last for

3 months but we ended up completing the project in 4 months.

You see, mother earth has it’s own way of affecting the duration of project completion.

Rainfall is one of the major enemies of builders.

So it’s important that you know that if you choose to start your project

during rainy season the completion will take longer.

Rainfall delays project not because we are afraid of the rain but some

of the construction process can not go on during heavy rainfall.

For example – concrete foundations can’t be poured during heavy rainfall

nor can excavation go on without the walls caving in.

7. Environment

Completion time of a building can be immensely affected by the region of country the site is located.

there are many factors attached to the environment, but I will talk about the soil type for example.

House built in swampy area will take longer – about 1 – 2 month longer to complete than

the ones in an area with solid land. This is because the type of foundations that

will be used in different soil type varies in complexity and time as well

8. Availability of Workers and Supplies

Normally, during dry seasons laborers are occupied with jobs

as this season is the busiest time for construction.

This is because people tend to build more during dry seasons than during rainy seasons.

Because of this your project might experience delay because of insufficient workers.

That is why we have worked so hard and now we control a large pool of workers

that is on our beck and call at any season of the year, this is how we conquered this factor.
